Service · Estate cleanout
Estate cleanouts, handled end to end.
We clear a property for probate sale, attorney review, or family transition. Weekend slots are held on the calendar, paperwork that strengthens the file goes home with you, and the price is locked in writing before the truck rolls.
What we clear
Five categories. One signed inventory at the end.
Every estate job follows the same routine: walk the property room by room, photograph anything that might be heirloom-grade, separate donations from disposal, and load. The signed inventory goes home with you the same day.
Couches, beds, dressers, dining sets. Anything still in usable shape routes to Habitat for Humanity ReStore before it reaches the truck; the rest we photograph by room and load.
Fridges, washers, dryers, ranges. Cleared and tagged; working units go to ReStore with a donation receipt you can attach to the probate file.
Boxes, kitchenware, books, linens, decor. Sorted room by room; bags sealed and counted so the signed inventory at the end matches what went out.
Brush, fencing, a fallen limb, a stack of old lumber on the side of the garage. Coordinated with the same truck where volume allows, otherwise staged for a Saturday sweep.
Mail, financial folders, photo albums, legal-sized files. We never open, never dispose — anything that looks like a document goes into a sealed evidence bag and back to the executor.

Weekend + attorney-ready
The file your attorney actually wants to see.
Weekend slots held on the calendar.
Estate and probate work gets a standing slot on Saturday and Sunday morning. Call before Friday noon to hold it; ask for an emergency slot for listing-day deadlines.
Signed inventory + photographs + chain-of-custody log.
Room-by-room inventory signed by the crew leader and the family contact at end-of-job. Before-and-after photographs of every surface, time-stamped, attached to the same delivery.
Donation receipt and disposal manifest.
Habitat for Humanity ReStore donation receipt for everything routed to donation. Washoe County licensed transfer station manifest for the rest. One packet, ready for the probate filing or the listing packet.
Habitat ReStore first
Furniture and working appliances route to Habitat for Humanity ReStore when appropriate.
We sort reusable items before the truck loads — anything still in working or usable condition is photographed and routed to Habitat for Humanity ReStore. The donation receipt arrives with the end-of-job packet so the estate’s charitable contribution is documented for the probate filing. Everything else goes through Washoe County licensed transfer stations, never to the curb.
Ready to schedule
Lock the price in writing. Hold a weekend slot.
Build the quote on the calculator or send the address and a few photos. We will reply the same day with the truck-load step, the starting price, and the weekend slot we can hold for you.
Three questions we hear
From probate realtors and estate managers every week.
Anything not answered here — call or email. A real person picks up during business hours.
When can you start?
Weekend slots are held on the calendar for estate and probate work. Call before Friday noon and we usually hold Saturday morning. Listing-day deadlines: ask for an emergency slot — we keep one open for relators.
Who signs the inventory?
The crew leader and the family contact (or the realtor) sign the inventory sheet at end-of-job. Times, room counts, and the donation receipt are attached so the file is complete for the probate filing or the listing packet.
Do you call before arrival?
A fifteen-minute heads-up text to whoever is meeting us at the property. If no one is on site, we text a photo at arrival and again at finish — the executor and the realtor both get a copy.
